What You Need To Know About Renting Private Student Accommodation In The UK

Choosing and renting your own house

You need to begin searching for private student accommodation during the spring term of your freshman year if you would like get out of halls the next year. As a student, you’ve got very much the same legal rights as a private tenant.

Does your property owner have to have a licence?

Check with local authorities if an HMO or “House in Multiple Occupation” license is needed by your landlord if you are living with pals in the same house. A house should be HMO-licensed if a minimum of five individuals who aren’t related to each other are going to be living in it and if the property has at least three storeys.

Depending on the local authorities, homes with fewer residents and storeys could also require a licence. The HMO licence requires landlords to be capable managers, as well as ensures the home is shared only by a specified number of tenants.

Tenancy deposits and finding a guarantor

Ask the landlord to provide you with a listing of things that come with your rent of the home, including kitchen items such as a toaster and kettle. Your deposit must be returned to you if all fees have been settled and the property hasn’t been damaged beyond the usual wear and tear.

Finding a Guarantor

Your landlord may have you provide him or her with a guarantor who will take care of expenses just in case you neglect to pay the rent or damage the property. A guarantor will often be a parent or guardian. Guarantors can define in the guarantor agreement limits to their culpability. It’s wise to talk with independent legal counsel for this.

Tenancy agreements

As a tenant, you’ve got obligations and rights, and these are specified in the tenancy agreement. You should not sign a tenancy agreement until you have read the document thoroughly.

The house is your responsibility as soon as you sign the tenancy agreement. Cleaning the place and emptying the receptacles are only a couple of your obligations as a renter.
